Rental Terms
Monthly Rate
$2,500 per 30-day term, due in full before move-in.
Security Deposit
$1,000 refundable deposit, returned within 5 days of checkout minus any deductions for damage or unpaid charges.
Cleaning Fee
$250 non-refundable cleaning fee covers standard turnover cleaning between guests.
Check-in / Check-out
Check-in at 3:00 PM. Check-out at 11:00 AM.
Occupancy & Guests
- Maximum occupancy is 2 persons.
- No subletting, assignment, or short-term listing (Airbnb, VRBO, etc.).
- The cottage is for residential use only.
Pets
- Pets require prior written approval from the owner.
- If approved, a $300 refundable pet deposit is required.
- Tenant is responsible for all pet-related damage, cleaning, and odor remediation.
Parking
- 1 vehicle in the dedicated driveway space.
- Additional street parking is available for a second vehicle.
- No RVs or campers without written approval.
House Rules
- No smoking or vaping anywhere on the premises.
- Quiet hours from 9:00 PM to 7:00 AM.
- Please be considerate of neighbors — no conduct that creates a nuisance or disturbance.
- No deep frying or cooking with significant quantities of oil inside the cottage. Additional cleaning costs from grease or odors will be deducted from the security deposit.
- No food waste or grease down the drains.
- Dispose of garbage in the proper containers provided.
- Laundry detergent is provided — please use only the no-scent detergent supplied. This protects the organic linens and keeps the cottage fresh for every guest.
- Do not disable any smoke detectors.
- No hazardous materials stored on the premises.
What's Included
- All utilities — electricity, gas, water, and high-speed Wi-Fi.
- Property taxes, insurance, and lawn care.
- All furnishings, kitchen equipment, and linens as listed in the furnished inventory.
- No-scent laundry detergent.
Care & Maintenance
- Please maintain the cottage in clean and sanitary condition.
- Report any maintenance issues promptly — we want to fix problems quickly.
- No alterations to the property without written consent.
- The owner may enter with 24 hours' notice for inspections or repairs, except in emergencies.
Lease Agreement
A formal 30-day residential lease agreement will be provided and must be signed by both parties before move-in. The lease covers all terms, conditions, and protections in detail. The information above is a summary — the signed lease governs.
